Our fees

Conveyancing

Our fees cover all legal work required to bring your conveyancing transaction to a successful conclusion. These are broken down as follows:

Legal fees for Property Sale:

  • From £1,250*+VAT (VAT currently 20%)
  • Administrative fees for administering international bank transfers – £75+VAT per transfer

*If your Property is leasehold there is a supplemental cost of £200+VAT

Disbursements (non-VATable items unless otherwise stated) for Property Sale:

  • Land Registry documents – £3-£7 per document
  • CHAPS transfer fees – £35+VAT per transfer (UK only)
  • International bank transfer fees – £45 per transfer

If your Property is leasehold, you will be required to purchase a leasehold assignment pack/ LPE1 Form from your freeholder or management company which will be an additional disbursement. The cost will be confirmed at the time of your sale.

If your Property is freehold on a new estate with a management company in place, you will be required to purchase an assignment pack from the management company which will be an additional disbursement. The cost will be confirmed at the time of your sale.

If an indemnity policy is required you may be expected to cover this cost on behalf of your purchaser(s). You will be advised of this during the course of the transaction, and this will be an additional disbursement payable by you. The cost will be confirmed at the time of your sale.

Legal fees for Property Purchase:

  • From £1,250*+VAT (VAT currently 20%)
  • Acting for your mortgage lender – between £350-£550+VAT

*If the Property is leasehold there is a supplemental cost of £200+VAT

**If the Property is leasehold and a new-build / off-plan, there is a supplemental cost of £500+VAT

Disbursements (non-VATable items unless stated otherwise) for Property Purchase:

  • Local authority search – £100
  • Water & Drainage search – £39
  • Environmental search – £60
  • Chancel search – £24
  • CHAPS transfer fees – £35+VAT per transfer (UK only)
  • Bankruptcy search – £2 per purchaser (where a mortgage is being used);
  • Priority period search – £3 (to protect your purchase between completion and registration); and
  • Land Registry registration fee – between £100-£500 (subject to your purchase price).

Stamp Duty Land Tax may also be payable subject to your purchase price.

Legal fees for Re-mortgage / new mortgage:

  • From £850*+VAT (VAT currently 20%)

Disbursements (non-VATable items unless otherwise stated) for Re-mortgage:

  • CHAPS transfer fees – £35+VAT per transfer (UK only)
  • Bankruptcy search – £2 per purchaser
  • Priority period search – £3 (to protect your lender between completion and registration); and
  • Land Registry registration fee – between £20-£120 (subject to the value of the charge)

The following property searches may be requested by the lender, which costs are:

  • Local authority search – £100
  • Water & Drainage search – £39
  • Environmental search – £60
  • Chancel search – £24

Probate

  • Extraction of Grant of Probate or Letters of Administration: 1.5 – 5% (depending on complexity and value) of estate +VAT* or hourly rate if the gross value of the estate is valued at £675,000 or less
  • Estate Administration: 1.5 – 5% (depending on complexity and value) of estate + VAT* or hourly rate if the gross value of the estate is valued at £675,000

*VAT is currently 20%

Disbursements (non-VATable items) for Probate are as follows:

  • Probate application fee – £273
  • Each additional copy of Grant – £1.50 (optional)
  • Land Registry documents (if there is property in the Estate) – £3-£7

This process includes but is not limited to the following:

  • taking initial instructions from the Executors and advising and assisting them throughout the process
  • notifying relevant third parties of the death of the deceased;
  • collecting information on the estate and if needed writing to third-parties to seek to enable us to carry out a full assessment for Inheritance Tax (IHT) purposes;
  • obtaining valuations of any assets for Inheritance Tax purposes;
  • preparing and completing Inheritance Tax accounts and supporting schedules;
  • requesting approval of the tax accounts from the Executors;
  • assessing whether there are any debts or liabilities that need to be repaid out of the Estate once the Grant is issued;
  • assessing if any Inheritance Tax is payable;
  • liaising with HMRC to obtain Inheritance Tax calculations and Probate Summary needed to apply for the Grant of Probate or Letters of Administration; and
  • applying for and obtaining a Grant of Probate. Dealing with any enquiries raised by Probate Registry on the application.

*VAT is currently 20%

Disbursements (non-VATable items unless stated otherwise) for Estate Administration are as follows:

  • Bankruptcy-only Land Charges Department searches – £2 per beneficiary
  • Post in The London Gazette – protection for Executors against unexpected claims from third-party creditors – £118.92 (optional)
  • Post in a Local Newspaper – further protection for Executors against unexpected claims – £75.00 – £150.00 (optional)

The Estate Administration process includes but is not limited to:

  • collecting in and realising any assets in preparation for distribution of the proceeds
  • contacting creditors for repayment of debts
  • carrying out bankruptcy searches against the beneficiaries of the estate
  • dealing with periods of administration at HMRC
  • requesting clearance from HMRC for Inheritance Tax and Capital Gains Tax where applicable

Complaints Procedure

Whilst we hope that you will be happy with the quality of service we provide, should you have any cause for complaint about any aspect of our service, or with your bill, then in the first instance If they are unable to resolve your matter, then you are invited to forward a formal written complaint to our Ms Amrik Bains, Director.

Ms Bains will write to you within 14 days to acknowledge receipt of your complaint and thereafter will supply a full response with 21 days of this acknowledgment. 

The Legal Ombudsman

If Ms Bains is unable to resolve your complaint and you have exhausted our internal complaint procedure, you may then ask the Legal Ombudsman at PO Box 6806, Wolverhampton WV1 9WJ telephone 0300 555 0333, website www.legalombudsman.org.uk, email enquiries@legalombudsman.org.uk, to consider the complaint.  Normally, you will need to bring a complaint to the Ombudsman within six months of receiving a final written response from us about your complaint but no more than six years from the date of the act/omission or three years from when you should have reasonably know there was cause for complaint.

The Legal Ombudsman will look at your case independently and fairly, and it will not affect how we handle your case.

Object a Bill

You may be entitled to object to our bill by applying to the court for an assessment under Part III of the Solicitors Act 1974.

If all or any part of our bill remains unpaid, we may be entitled to charge interest.
